Designed and built for Cypress Cold Storage, this warehouse is a new 207,385-total-square-foot freezer/cooler distribution facility.

This 207,000 SF cold storage facility is designed to provide high-capacity, temperature-controlled storage and distribution. The facility includes a 103,000 SF -5掳F freezer, a 26,000 SF -12掳F blast freezer with 252 pallet positions and quick freeze capability, and two convertible freezers totaling 31,000 SF, capable of operating between -5掳F and 28掳F. An additional 9,000 SF convertible freezer maintains temperatures between 15掳F and 28掳F. Shipping and receiving operations are supported by a 29,000 SF cold dock maintained at 36掳F, along with 21 dock positions and one drive-in ramp to optimize product movement.

The building features insulated metal panel exterior construction, a TPO roof system with R-48 insulation, and a 34鈥�6鈥� clear height to maximize storage capacity. Refrigeration is provided by an ammonia refrigeration system with roof-mounted penthouses and prefabricated refrigeration skid coordination, designed to accommodate future rail dock expansion. Electrical infrastructure includes one 3,000-amp service and one 1,600-amp service to support facility operations.

The facility also includes an 8,500 SF office space and over 30,000 cubic yards of import coordination to support the installation of maximum-density racking. The racking system is designed to provide over 22,000 pallet positions, ensuring efficient, large-scale cold storage capacity.
