Designed and built for Xiolink, this project is a 6-Story 140,000 SF data center and office build-out and historic renovation.
This project consists of an approximately 140,000 SF, six-story historic renovation that transformed an existing building into a modern technology facility while preserving its historic character. The scope includes a 10,000 SF data center and approximately 20,000 SF of office buildout, integrating mission-critical infrastructure with administrative space.
The data center is supported by a new six-story fire protection system, including a double-interlock preaction system serving the data floor, with remaining floors designed to accommodate future conversion to preaction protection. Mechanical infrastructure includes a state-of-the-art N+1 chilled-water overhead cooling system, providing redundancy for continuous operation. Electrical systems include 4,500-amp, 480-volt dual power distribution from owner-provided transformers and 13.8kV switchgear, along with A/B UPS backup systems and a 2-megawatt generator capable of supporting 24-hour continuous off-line power. Additional technology infrastructure includes a new fiber optic DEMARK for communications connectivity and a new security and CCTV system.
Historic preservation work included complete restoration and tuckpointing of the limestone fa莽ade, renovation of the entry lobby while maintaining historic architectural features, and reconditioning and structural repairs to the existing parking garage. Exterior improvements also included demolition of an existing 300-foot television transmission tower and installation of a 60-mil fully adhered TPO roof system over a mopped asphalt flood coat. The project was engineered to integrate modern mission-critical systems within a historic structure while preserving the building's architectural integrity and long-term performance.
